Once you have chosen your ideal Rouse Home, it is important that you have all the necessary finances in place to be able to proceed with your purchase.
Don't worry, we will arrange for an Independent Financial Advisor (IFA) to contact you who will give you free and impartial advice and explore the various mortgage options, and help you decide which is best for you.
Once the pre reservation stage has been satisfactorily completed we will arrange to meet to complete a Reservation Form at which time a Reservation Fee. This Fee is deducted from the price of your home when it comes to completion, and once paid secures the plot of your choice and no one else will be able to reserve it.
As we are not a volume housebuilder, if you reserve a home in the early stages of construction we will make time to ensure that your new home is unique and we will help you stamp your individual style on the house to transform it into a home of your own.
When the Reservation Process has been completed your plot is secure for a period of six weeks during which time our respective Solicitors will proceed towards the Exchange of Contracts. During this period your mortgage lender will also arrange for a valuation and survey of the new home.
Exchange of contracts
Once the legal work is complete, your Solicitor will exchange contracts with us and this is when you will pay your deposit and commit to the purchase.
You can then relax and look forward to the completion of your new home.
Depending on the stage of construction, your new Rouse Home may not be ready for you to move into at the point of exchange of contracts.
If this is the case we will keep you fully informed throughout the build stages of your home so arrangements for completion can be made in plenty of time.
We understand how exciting it can be following the construction of your new home. If you wish, and where it is safe to do so, we can give you the opportunity to visit site to view its progress at key stages.
Once construction of the property is complete and following quality control inspections, you will be invited to view your new home with the site manager. At the end of the viewing, a legal completion within two weeks will be agreed.
On the day of legal completion once the monies have been transferred to us, you become the legal owner of your new home.
On the day of legal completion, we will meet you at the property to carry out a full demonstration, which will provide all the information you need regarding the running of your new home.
Once the monies have been recieved, we will hand you the keys to your lovely new Rouse Home.
Rouse Homes fully support the Consumer Code for Home Builders which sets out mandatory requirements for the whole home buying process.
